Good morning, updating here on the Radar place. Galen is finished with all the remodeling tasks. We still need to replace the water tank... Galen and I discovered upon inspection for cold weather earlier that there was a pin hole rusted into the bottom of the tank. There is some light clean up work around the outside we might do yet as well.
Last week I met with Joe Weaver upon hearing that he may be interested in the house since he is engaged and they are planning a May wedding. He and his fiancee (Jessi Beachy) toured the place about 2 weeks ago. He says they are very interested...although the price is probably gonna be more than they wanted to start with. We made out that he would let me know if he can get a FHFA (First Time Home Buyer) loan. That would make a big dif on whether they are into this option or not. In the meantime, we need to be thinking about what we want to price it at. Galen will be turning in his final invoice soon and then we can total up the recent remodeling expenses and add that to the Appraisal and get an idea of a base and then markup from there. Another party that is interested is an acquaintance with Dad (Larry Watson). Some of you may remember the Owner of the former Bonanza restaurant owner (Ed Watson). Larry was his son and close to Dads age. It was common for them to visit at the restaurant. Larry was at the store and told me he was looking to move out of town and I told him about the Radar property. We toured the place about a week later. He would seem a bit challenged monetarily and would although like to know what we price it at. I thought we would first see what Joe comes up with. I am also ready to put the Yoder Bros property on the market. I'll be reaching out to a few of you for a few final thoughts before committing to a particular real-estate agency. The home property appraisal is in and you can download via the posted link. Please review and familiarize yourself with the details. I will be in touch with each of you over the next several days as well to answer any questions. Good Friday to everyone! We had the building inspectors for the Yoder Bros building here Tuesday of this week. The report is listed below this text. The inspection was not exactly what I expected... I had thought they would more or less evaluate everything with a grade of kind and give us and idea how far off new something is... like the roof or floor. And then more or less confirm how sound the foundation may or may not be, which its very sound. These things in written form and can be biggies to a new buyer... A quick walk through by any casual observer would see everything they identify in the report. So for me, it was under whelming... but at a minimum, one can say we had an inspection done! One thing to Note: I'm aware of the electric wires needing appropriate terminating and was waiting till all the equipment is removed, which all but the bowl chopper and roll-stock machine are removed, and then go through and clean sweep mop up the odds and ends... such as wire being terminated correctly and etc before we list it. Its not ready for presentation yet. Well these inspectors sorta jumped on that small stuff to add content to the report. I gave them an entire tour of everything and explain and answered questions. Feel free to comment on your review of the report. The appraiser for the Estate house was here last week and the appraisal report should be done soon. The surveyor for the revisions to the Larry Conger property was out last week and the completed report and map should be here soon. Next we plan to get an appraisal on the Double Wide where Galens live now. Also, I had visited with Gene, Dennis and Galens about listing the Yoder Bros Building and 6 acres with a real-estate agent. We discussed whether to go with a local agent or whether to go with a larger real-estate firm that would be more regional. Such as to publicize over the entire south-east area for a potential buyer. Gene and Dennis provided pros and cons for going with either local or regional agents. Call them if you want their scoop on it. I'm gonna give a few days for comments here. I have found an agent online I would like to contact and see about the possibility of listing with him. The firm is a regional firm and has a large base of agents and they sell a lot of agriculture real-estate.
